We offer a range of tenant services, including online rent payments, maintenance request submissions, and direct communication with our management team through the tenant portal. We offer FREE pre-approval on all available and upcoming homes!
We do not schedule any showings until pre-approval has been finalized. Please fill out our online application to start the pre-approval process.
Once you are pre-approved, you can schedule a showing to view any home(s) you qualify for and are interested in.
Pre-approval typically takes 3-5 business days and is valid for 30 days from date of approval.
Application Fee: $50 per applicant. Everyone over the age of 18 must submit their own application.
Application Fee(s) will be collected after the completion of the home showing if you decide you want to move forward with final approval.
Application Fee(s) are to be paid in cash or money order only.
Lease Holder(s) must be 18 years or older. An application must be submitted by each applicant over the age of 18, even if living with a parent or guardian.
No more than three (3) unrelated people may live in a single housing unit.
Non-occupying Co-Applicant: Any applicant that doesn't have rental history, or a sufficient credit report, may require a non-occupying co-applicant. If a non-occupying co-applicant is required, they must live and work in Missouri, own their home OR have their own valid rental reference, and must document income of a minimum of four (4) times the rent amount.
ID: Each person living in the home over the age of 18 will need to provide a valid form of photo identification. Examples: State ID, Driver's License, Passport.
Employment: Applicant must have twelve (12) months of consecutive and verifiable employment history. Not having current and local employment can be grounds to reject the application. Retired or disabled individuals are not required to have employment.
Income: Lease Holder(s) monthly gross income must be at least three (3) times the monthly rent amount. Income must be verified by one or more of the following:
Student loan disbursements do not qualify as income.
Being paid in cash is not an eligible income source. All income must be proven and verifiable.
Rental History: Applicant must have twelve (12) months verifiable rental history. Not having verifiable residence history may be grounds to reject the application. A rental reference form will be sent to your current landlord via email. If your landlord is not willing to fill out the rental reference form, you may be asked by provide a copy of your ledger.
Not being able to provide this information may be grounds to reject the application.
If you are currently in a legal binding lease and have not given proper notice and/or agreed to a lease buy-out with your landlord, this may be grounds to reject the application.
Any eviction or unlawful detainer filed against applicant(s) will be grounds to reject the application.
Credit Scoring: Information about you and your credit experiences, such as your bill-paying history, the number and type of accounts that you have, late payments, collection actions, outstanding debt, and the age of your accounts is collected from your credit report. This is also used to factor your debt-to-income ratio. The debt-to-income ratio needs to be under 50%. Past-due debts, accounts in collections, or garnishments from previous landlords may be grounds to reject the application.
Background Check: A background check for criminal history, charges, convictions, etc., will be completed. Conviction or pending charges for any crime or drug related offense may be grounds to reject the application. Additionally, being a registered sex offender will be grounds to reject your application.
